Appraisers normally use 3 approaches to determine value: Income, cost and comparable sales approach. The last method, is also known as a CMA or Competitive Market Analysis. It requires finding similar properties that have sold. Once those sales (comps) have been identified, the sale price of each comp is adjusted, i.e. raised or lowered, to make the comp look like the subject.
There is no other approach that can be as accurate as the market approach! That is what we help you construct.

About the TAD Data
Tarrant Appraisal District data is the 5/4/2010 data. It contains 603,026 properties and is tied to over 90,000 sales!
About the Sales DataAbout the Sales Data We have 93,997 sales! They include over 14,000 FORECLOSURES from the Tarrant County Courthouse steps in 2008, 2009 and thru April 2010. Over 25% of all sales in 2009 were foreclosures. The appraisal districts refused to recognize this type of sales in spite of their affect on the market. As a result, the Texas legislature passes HB1038 which may change the face of property values by all of the CAD's. It is your right to insist that the CAD include foreclosed properties when they value your home if it is your homestead.
Our searches allow the user to select many parameters for finding sales like the subject. You may include or exclude foreclosed property in your customized CMA. We have created mapping with Google maps, exporting for Excel, ability to search for land, multifamily, commercial and of course residential properties in Tarrant.
