What is the Subject?
Each CMA needs a subject. It is the house needing a market value.

What does it mean when I get "Your search results were more than 50, adjust your
search criteria"? The number of comps the user may select is limited to 50.
What is the Que?
The Que is your storage container. The Que is created for each user. When comps
are selected, they are placed in the Que. The Que can be "flushed" or deleted.
The user may add more comps or cull comps in the Que. THE QUE IS THE SOURCE OF
ALL REPORTS!
Why adjust the comps?
Each comps MUST be adjusted to look like the Subject. This is the Theory of
Substitution used by appraisers. When a sale is adjusted, the sale price is
adjusted upward or downward to look like the subject. One must adjust the comp-
not the Subject. For instance, if the subject has a pool and the comp does
not, then the sale price of the comp must be increased to look like the subject.
If the subject is on land that is inferior to the comp, then the comp's sale
price must be reduced. If the Subject was built in 1980 and the comp was built
in 1987, then the comp's sale price must be reduced to make it look older and be
more like the subject. If the subject has 2000 sf and the comp has 1800 sf, the
the sale price of the comp must be increased to look like the subject.
