Texas Market Value is for property owners, prospective sellers and buyers, banks, lenders, investors, property tax agents, real estate agents, nosey neighbors and anybody else who would like to get a real world estimate of what a property is worth.
Appraisers normally use 3 approaches to determine value: Income, cost and comparable sales approach. The last method, is also known as a CMA or Competitive Market Analysis. It requires finding similar properties that have sold. Once those sales (comps) have been identified, the sale price of each comp is adjusted, i.e. raised or lowered, to make the comp look like the subject.
There is no other approach that can be as accurate as the market approach! That is what we help you construct.

Tarrant Appraisal District data was downloaded 5/24/09. It contains 504,575 properties that are residential, multifamily and farms/ranches. Not all Notice of Values have been mailed; 3,656 have a value of 0. TAD will mail/correct these in the next coming weeks. About 48% of the properties did not increase; 22% or 114,597, were increased and about 30% were decreased over 2008 values. There are 3,011 over $1,000,000; 12,687 are over ½ million dollars; and 57,498 have a pool.
About the Sales Data There are 105,054 sales in Tarrant County in the database and was updated during the month of May, 2009. Sales come from TAD, MLS, FHA, VA and deed records that indicate the sale price- not the mortgage amount. The sale date generally ranges from 10/1/2005 thru 4/30/2009.
